Photographs are unreliable. A house can be extraordinary in every frame and unusable in practice — bedrooms of wildly unequal quality, a kitchen designed for a couple, no shade anywhere after two in the afternoon.
We look for balance first. Equivalent rooms. A kitchen a chef can work in. Somewhere to sit in the morning and somewhere else entirely for the evening.
The rest — the view, the architecture, the pool — matters enormously. But only once the house works.
